Opened in April 2018 The Hawthorns Northampton is our stunning new all-inclusive retirement village offering residents an active and independent retirement lifestyle. Forget what you know about other retirement homes in Northamptonshire, ours is a new model in the fast-developing senior housing marketplace.
Our Northampton retirement home is a landmark building located in Upton next to the western approaches as you approach Northampton town. The Hawthorns adjoins open fields in an attractive suburb offering nature reserves, open spaces and a vibrant local community. The shops, restaurants and rich cultural heritage of Northampton itself are just a short bus or car journey away and we are just a few minutes’ drive from J16 of the M1.
The Hawthorns offers residents independence, choice and the very best in luxury retirement living. Outside your own front door is a retirement home from home, where you are free to enjoy life without the hassles of managing your own property. If you are looking for an opportunity to make the most of your retirement and live life to the full, then one of our fully-serviced rental apartments could be just what you are looking for.
Our Simple but Unique Retirement Rental Concept
Unlike other Northampton retirement villages, we have just one simple all-inclusive monthly fee that covers everything; accommodation, dining, utility bills, housekeeping, property and garden maintenance – and a packed calendar of daily social activities and excursions acoss Northamptonshire that you can take part in.
The Hawthorns offers a unique and genuinely all-inclusive package with no hidden extras, leaving you with the time and freedom to enjoy your hobbies and spend time with friends and family. There are no ongoing maintenance costs or exit fees, and with just one months’ notice, flexibility in your retirement years is part of the deal too.
If you wish to change apartments or downsize, there are no agent’s sales fees, survey costs or conveyancing charges, just a single charge to reflect that apartments always come freshly redecorated and with new carpets where required.
Our Retirement Rental Apartments
Our superbly appointed studio, one and two-bedroom apartments are contemporary, freshly decorated and finished to an exceptionally high standard throughout. Each benefits from its own kitchenette and walk-in shower room and some have balconies overlooking Upton’s rolling Northamptonshire countryside.
Take control of your retirement, live it on your terms and let us take care of the household chores with our weekly housekeeping and linen service. Relax instead in our beautifully landscaped gardens or enjoy the company of like-minded neighbours in the coffee lounge or bar. Need some quiet time? Then take in the daily papers in our well stocked library.
Our communal areas are vibrant, stylish and fun places to meet with friends and family and our state-of-the-art facilities also include a fully equipped cinema room, an indoor bowling lane, fully provisioned bar and computer room. Our on-site hairdressing and beauty salons ensure you can always look and feel your best.
For added security and peace of mind, our in-house Management Team are on hand 24 hours a day to offer support when needed and keep an eye on your property if you are away.
Our Northamptonshire retirement village has been accredited with the prestigious Hospitality Assured Award, thanks to the remarkable levels of customer service. Hospitality Assured is the national quality standard created and licensed by the Institute of Hospitality, specifically for customer-led, service-orientated hospitality focused businesses. The process enables and encourages businesses to look at their operation through the eyes of the customer at every level of the organisation, identify what is great about the customer service and what could be improved. This respected award looks at the excellence in overall hotel and support services at a specific site, delving into the services from front of house, food and beverage, culinary and housekeeping services.
A Retirement Community, Right on Your Doorstep
Our team of dedicated well-being coordinators work hard to arrange a varied array of leisure and social activities, with free regular excursions in our private minibus to local places of interest.

Life at The Hawthorns is yours to live. Come and go as you please and do as little or as much as you wish. The choice is yours.
Your health and well-being are important to us and a range of activities including keep-fit, yoga, meditation and tai-chi are offered to exercise both mind and body.
